Leasehold Houses Sold On Long Leases
If you are selling a freehold ground rent for a house that has been sold on a long lease we may be able to help you. We do have a number of buyers that are looking for income that is linked to the retail price index. If you have a property portfolio that you are considering selling please give us a call and we can tell you over the phone what it's current value is.
Not all of our buyers are looking for management and insurance rights on their ground rent portfolios which means that leasehold houses fall perfectly into that category. In most cases a development of freehold houses that have been sold on long leases is unlikely to have any management provisions in the lease in favour of the landlord. This means that the only payment that will be paid will be to the landlord is likely to be ground rent income.
The important point here is that the landlord is not responsible for the maintenance of the houses and does not have to worry about that aspect. The landlord simply has to collect the ground rent.
Please let us know if we can help with your ground rent portfolio
